Permits and Connection Fees - Are included in the cost of home and based on local municipalities rate at the time of estimate Excavation - Digging of basements, trench footers, utility lines and back filling are included. Rock or sub-surface water allowance included in base cost of home. Foundations - Footings are 2500 pound concrete mix 8"x 24". Basement walls 12 courses (8'0") of 10" concrete block. Damp proofing done with parge coat and sprayed pitch. 4" PVC slotted drain system around outside of footer covered with clean stone for drainage. Sum pit in basement, pump billed as extra if needed. Slotted 4" pipe in clean stone under basement floor with inlet & exhaust for hook-up to future vent piping for radon control if necessary. 8" poured concrete walls available as extra option. Basement Beam - W8-18 pound steel with 3" steel columns. Framing - Floor joist design values as directed by the BOCA building code for one and two story dwelling specifies according to depth, spacing, and species. Sub floor 3/4" T&G OSB board glued and nailed. Exterior walls 2x6 16"oc for bearing walls, 24"oc for non bearing walls. Double top plates on all exterior and bearing walls. Roof framing pre-engineered truss design for weight and span or individual rafters with design values based on span and loading requirements. Roof sheathing 1/2" OSB sheathing with "H" clips. 15 pound roofing felt over roof sheathing & drip edge. Unit Separation - A common 2 hr fire-resistive wall adjacent roof surfaces shall conform to the requirements of Section 320 CABO Building Code. Roofing - 25 year 3-tab self sealing fiberglass shingles. Exterior - Vinyl, aluminum, brick, stone or dryvit as shown on town house prints. Cornice - Fascia & soffit covered with aluminum & vinyl. Spouting - Seamless aluminum gutter & down spouts with 2'0" leaders, buried leaders would be an optional extra. Insulation - Ceilings: $32 blowing insulation. Walls: $19 fiberglass batts Basement: R11 fiberglass batts Super Seal air filtration caulking. Interior Walls - 1/2" drywall with 5/8" between garage and living space. Interior Trim - Paint grade finger jointed pine 2 1/4" casing & 3 1/4" base molding. With 2 x 6 walls window sills are approx. 3 1/4" deep. Doors are 1 3/8" hollow core molded raised panel. Shelves are vinyl coated metal. Bath - 1/4" plate glass mirror included at each vanity, each bath includes chrome paper roll & 24" towel bar. Exterior Doors - 1 3/4" embossed 6 panel insulated steel in wood frame. Windows - Tilt insulated glass with clad exteriors and wood interior sash; screens & grills included. Plumbing - PVC waste lines & Plex plastic supply lines. One frost free exterior hose bib. Shut off valves at all sinks and toilets. 40 gallon gas water heaters standard. Double bowl 20 gage stainless steel kitchen sink. Delta faucets and shower controls in chrome. Lasco, fiberglass bath modules standard. Gerber "Pedestal Lav for powder room standard. Molded vanity tops are standard in baths and are part Sterling or Girber round front toilets standard. Heating - Gas forced air furnace with central air conditioning. Electrical - 200 amp service with breakers. Exhaust fan with light in each bath. Copper wire. Washer & dryer hook up. Wiring per national electrical code. Interconnected smoke detectors, one for each floor and one in each sleeping room. Two cable outlets & two phone outlets. Security - Pre-wiring for security is available as an option. Appliances - Self-clean Hotpoing electric range & range hood, dishwasher, and disposal standard. Kitchen Cabinets - Oak flat panel "Westbury Series" by Aristokraft Bath Vanities & Counter Tops - Formica kitchen counters and molded one piece vanity tops are standard. Floor coverings - To be selected from Builder Standard Items; floor areas covered as follows: Foyer: Vinyl is standard in Kissel model; hardwood in Springs and Warwick Plans. Kitchen, baths & laundry: Vinyl. Living, dining, hall, stairs and bedrooms: carpet. Lighting - Basic Builder lighting package is standard; optional up grades available. Walks - Concrete from front door to street sidewalk. Grading & Seeding - Seeding of lawn included. Driveway Stoning and Paving - Paving for two parking spaces off rear alley. Sidewalk - Concrete sidewalk along front of home included. Shrubs - Starter landscape package included. Painting - Based on two coats latex sprayed on walls, second coat back rolled. One color throughout the home. Interior trim two coats latex enamel one color throughout. Outside exposed wood primed plus one coat exterior latex.
